Highlights of the real estate market from TREBB and RAHB
“Ownership housing affordability continued to improve in June 2025. Average selling prices and borrowing costs remained lower than last year’s levels. However, despite some month-over-month momentum, many would-be homebuyers remained on the sidelines due to economic uncertainty.
“The GTA housing market continued to show signs of recovery in June. With more listings available, buyers are taking advantage of increased choice and negotiating discounts off asking prices. Combined with lower borrowing costs compared to a year ago, homeownership is becoming a more attainable goal for many households in 2025,” said Toronto Regional Real Estate (TRREB) President Elechia Barry-Sproule.
Greater Toronto Area (GTA) REALTORS® reported 6,243 home sales through TRREB’s MLS® System in June 2025 – down by 2.4% compared to June 2024. New listings entered into the MLS® System amounted to 19,839 – up by 7.7% year-over-year.?On a seasonally adjusted basis, June home sales increased month-over-month compared to May 2025. New listings declined compared to May. The monthly increase in sales coupled with the monthly decline in new listings continued the tightening trend experienced during the spring.
The MLS® Home Price Index Composite benchmark was down by 5.5% year-over-year in June 2025. The average selling price, at $1,101,691 was down by 5.4% compared to June 2024. On a month-over-month seasonally adjusted basis, the MLS® HPI Composite and average selling price both edged lower compared to May 2025.”
Over in Hamilton/Burlington – “In June, there were 831 sales across Hamilton, Burlington, Haldimand County, and Niagara North. The slowdown in sales represented a 6% decrease compared to the same period last year and contributed to a year-to-date decline of 20%. This drop in sales marks the slowest start to the year since 2010.
“While some markets across Canada are showing signs of stability with more balanced conditions, including the Waterloo Region, the Hamilton-Burlington area is still experiencing subdued sales, putting downward pressure on home sale prices,” says Nicolas von Bredow, Cornerstone spokesperson for the Hamilton-Burlington market area.
“While global market uncertainty has some buyers waiting on the sidelines, growing inventory levels and softer prices present a unique window of opportunity for those with a stable income and savings who are ready to leverage today’s market conditions to their advantage.” Von Bredow continues, “The Hamilton-Burlington market area consists of several communities and neighbourhoods that often display results that differ from the region’s overall average. Each neighbourhood has its unique characteristics, which can make it challenging to determine the right price and conditions when buying or selling a property. Local REALTORS® have the experience, knowledge, and tools necessary to
assist buyers and sellers in making informed decisions. They know the questions to ask, the areas to probe and what to look for to get a complete picture of the property and community you’re considering.”
The number of new listings remained in line with last year’s levels, but the pullback in sales kept the sales-to-new-listings ratio relatively low at 40%. The months of supply increased to nearly five months, giving way to softer prices. In June, the unadjusted benchmark price was $776,300, down from the previous month and nearly 9% lower than last June. The June benchmark price eased across all areas within the region and across all property types.”
